Although an Artspace project is often the first step in a community’s plan to create an arts district, Memphis presents a different challenge: to help an existing arts district achieve a new level of vibrancy. Memphis’ South Main Historic Arts District offers boutiques, coffee shops, galleries and restaurants. Other noteworthy attractions include the Memphis College of Art’s Nesin Graduate School and the National Civil Rights Museum.
For all of its success, however, the District is challenged by its low residential density, according to the artists, business owners and civic leaders who participated in an Artspace-led feasibility process. It is a magnet for tourists, as one participant put it, but “not a neighborhood.”
The South Main Artspace Lofts will help facilitate change. In partnership with the City of Memphis and the Hyde Family Foundations, Artspace will transform an historic three-story warehouse and an adjacent parking lot into a mixed-use arts facility with 58 affordable live/work units for artists and their families, community/gallery space and an outdoor arts garden. A permanent population of artists in South Main will energize and stimulate the entire Arts District, giving it a stronger personality than ever before.

"Simply put, artists make cities great, and a city with such a rich creative heritage like ours deserves assets and opportunities like these. Working with a nationally-regarded organization like Artspace to provide more affordable live/work space for artists who need it is something big that we hope will keep creative people living and working here.”— Kerry Hayes, Special Assistant to Memphis Mayor A.C. Wharton
South Main Artspace Lofts, an adaptive reuse of the former United Warehouse, will offer 58 live/work spaces, as well as 12,000 square feet of commercial and community space that includes working studios, performance, gallery, and event space, as well as an outdoor arts garden. The development will help achieve a new level of vibrancy to Memphis’ South Main Historic Arts District, and will help facilitate higher residential density.
South Main Artspace Lofts is now in the pre-development phase and not yet available for leasing.
